The downstairs door latch assembly is broken.  This is the part that sticks out of the swinging gate and sticks into the electrically-releaseable strike-plate device.  The problem is that the [http://i113.photobucket.com/albums/n238/UWSDWF/deadlatch1.jpg deadlatch] component of the [http://www.masterdoorlock.com/images/illustrations/large/deadlatch.gif door latch assembly] is gone, and so the latch bolt flops around loosely.  People have been penetrating our security using a BART card or whatever they want.  We need to replace the latch assembly.  It is a Schlage.  This is not the landlords' job, as we make 99% of the traffic through that door and 100% of the tampering with it.  Observed November 30, 2012 [[User:Jake|Jake]]

FIXED Gate latch assembly has been replaced, Robert (not RayC) bought a new one and wants to be reimbursed. Electrical actuator now secured to fastening plate with bolts & nuts. Additionally, hydralic dampener has been adjusted; gate now gently closes & locks. 12/29/12 robb
